    Location: 56 km South of Torrens Creek, 215 km west of Charters Towers and approx 350km west of Townsville.

Timaru is idealy situated with access to Townsville meatworks and weekly sales at Charters Towers, Longreach and Blackall.

    Country: Timaru is reliable breeder country held by the same family for 47 years. Located in the Desert Uplands Bioregion, it is predominantly flat to gently undulating with approximately 8km of Torrens Creek running through the western side. It consists of sandy and heavier clay soil types, with a healthy variety of established pastures, indicative of the conservative management of the present owners.
    Pastures consist of White and Black Spear grass, with areas of Buffel and Forest Mitchell. The country is interspersed with Seca Stylo and some Wyn Cassia. The usual browse is available including stands of Quinine.

    Timbers are predominantly Ironbark with Wattle, Box, Bloodwood and Yellowjack and areas of River Gum around the lower lying areas and watercourses. There is a large area of floodout country along Torrens Creek, some of which is heavily timbered.

    Tick Status: Timaru is located in a tick free area therefore enabling immediate movement, without scratching or treatments, to other tick free locations throughout QLD.

    Infrastructure: Homestead: Modest, very sound, fully airconditioned, 4 bedroom, 1 bathroom and 2 toilets with large shady patio area. There is a 3kw solar system on the roof.
    Quarters: Good condition 4 room airconditioned donga with separate bathroom and shady patio area.
    Sheds: 35m x 15m steel machinery shed.
    10m x 10m workshop/motorbike shed
    9m x 12m hay shed beside the cattle yards.
    Molasses storage: 5500gal (20 000ltr) plastic tank on stand, with a steel retained, earth loading ramp beside it.
    Yards: There are 2 sets of yards.
    The main yards at the homestead are steel construction with capacity to handle 500 head comfortably. There is also a second set of portable yards.

    Water: House bore 330ft (100mtr) deep, SWL 240ft (73mtr) pumping from 260ft (79mtr), pumps to 2x 5000gal(20000ltr) plastic tanks.
    It is then distributed by a pressure pump through approximately 70km of 1 ½' poly to 13 poly tanks (10 x 25 000ltr, 3 x 10 000ltr). The tanks supply approximately 70 mainly plastic troughs.
    A share bore (SWL 330ft/100mtr) with written agreements in place but not currently used is also connected to the pipeline system. There are 13 mainly seasonal dams situated throughout the property which could be further improved by deepening and expanding adding to the water security of Timaru.                                                                                                 
    Fencing: The boundary is sound condition 3 barb with 9km of new 4 barb.
    There are 16 paddocks with 3 ½ km of new 4 barb fence and 3 holding paddocks with 5 lanes connecting to the yards providing easy movement of stock. The older fence is 3 barb.

    Carrying Capacity: Vendor indicates a carrying capacity of 1000 breeders plus followers in an average season.

    Supplementation: The owner currently uses molasses sparingly and loose mix on a regular basis. This may be able to be modified with alternative herd management practices.

    Comment:

    Timaru is a proven breeder operation in a safe and accessible location, with the ability to earn money from day one as well as further opportunity for development. It is ideally suited to an established operation with existing growing/fattening country or as a stand-alone breeder operation.

    This is a great opportunity to aquire reliable breeder country with healthy pastures, well improved with Buffel and Stylo. Given the soil types and significant presence of these species, it is reasonable to assume these pastures could be further improved through further seed distribution. The number of paddocks and waters on Timaru also allows for a controlled mating approach and possible further improved pasture management.

    The inclusion of a good quality breeder herd well adapted to the country, with calves at foot to weaner age, adds significant value to the purchase of Timaru. Due to the current owners careful management, the current good season and recent rain, Timaru is well grassed with a variety of fresh feed going into winter.
