Well located, reliable, stocked grazing property

Location:Redrock Station is located approximately 5 km from Einasleigh, and relatively close to strategic business destinations such as Atherton Tablelands, Charters Towers, Townsville & Hughenden (approx 330km) to supply saleyards, meatworks, live export and grass fattening markets. A major plus for the property is the Mt Garnet based Stocklick Trading (200km) for all supplementary feed requirements. Services include rural power, telephone, limited Mobile coverage, twice weekly mail, television and satellite internet.
    Tenure: Rolling Term Lease
    Area: 22700ha or 56069acres
    Rainfall: Approx 650mm (25.8inches) pa.
Country:  The dominant feature of Redrock Station is the 24km +/- double & single frontage (approx 50:50) to the Einasleigh River with very large permanent waterholes accompanying productive frontages. Generally, Redock is an undulating to hilly landscape punctuated by many seasonal creeks, some steeper hills and useful range country on the eastern boundary against Rosella Plains Station. The frontage to the river has both fertile alluvial and black soils and there is a large area of Basalt soils in the SW corner of the property. The many seasonal gullies and creeks provide fertile grazing frontages with the waterholes (large & small) spreading grazing pressure away from the more permanent dams.
The property is a mixture of Einasleigh River frontage, red, black, basalt, sandy and gravelly soils with each providing valuable pasture and browse diversity. An approximate breakup might be Red 50%, Einasleigh & Ellendale Creek frontage 15%, Gravelly ridges 20% and Sandy soils 15%. The Coolibah country along the Einasleigh River - Ellendale Creek floodout frontage is particularly productive.
Predominate timber includes Ironbark, Bloodwood, Box with associated smaller areas of Bauhinia, Boree, Coolibah, Ironwood, Sandalwood, Teatree, Wattle, and various scrubs. Pastures include perennials like Black Spear, Kangaroo Grass and Forest Bluegrass with introduced species including Indian Couch, Seca, Verano and Townsville Stylo's and Urachloa. Recent management has, for several years, conservatively stocked and spelled paddocks in an effort to re-establish the palatable perennial grasses and as a result coverage is good and improving. An opportunity exists to further establish more stylos in the red soils, whereas the sandier & gravel soils already have very well established productive levels of stylo.
Water: Redrock is largely naturally watered from extensive permanent and semi-permanent river and creek waterholes.  The Einasleigh River runs the length of the property and contains surface water throughout the year. If required/desired, it would be feasible to pump water from several permanent waterholes on the Einasleigh River to other stock watering locations on the property.
Complementing the natural water are seventeen (17) walk-in dams most of which are fenced for cattle management purposes. Several dams have been enlarged or de-silted in recent years thereby improving water security. Due to reliable wet season rainfall several of the dams are not large as they fill regularly and easily due to the nature of the runoff and dam catchments. The dam network helps to underpin a low-cost operation at Redrock.
There is a permanent spring feed creek in Ellendale Paddock.
A bore connected to power supplies the homestead area and stock yards. There is an extensive network of dams completes the stock watering matrix.
Woody weeds: Due to vendor diligence Redrock has few woody weeds. An ongoing control programme targeting Rubbervine around the river and creek frontages would be beneficial.
    The Homestead complex:
Homestead -The homestead is a large 3-bedroom, airconditioned, masonry block building with verandahs on three sides and open plan kitchen, dining and living areas. The walk-in pantry is adjacent the well-equipped kitchen which has clean modern cabinetry. A single, centrally located bathroom and toilet service the home and there is a nice sized airconditioned office equipped with satellite internet and Wi-Fi. The property is tidy and very well maintained. The homestead is surrounded by a substantial lawn and set in a quiet bush setting.
Machinery Shed 1 steel frame, approx 24 x 20mtr, enclosed on 2 sides along the 24mtr length, suitable for double-deck semi-trailer.
Machinery Shed 2 Timber frame, open sides, approx 26 x 20mtr
Workshop and Bike shed timber frame, fully and partially enclosed, 23 x 13mtr
Mens quarters: A 5 room donga with laundry and bathroom services the needs for a casual work force.
Power:  Rural power supplies the homestead complex.
Fencing & Cattle yards:The boundary is fully fenced and well maintained. Fencing construction is 3-barb, steel pickets with timber strainers. Redrock is broken up into eight (8) main paddocks, several holding paddocks and mustering squares all with 3-barb on steel posts. Thirteen (13) dams are fenced. Approx 23km of new 3 & 4-barb internal fencing has been completed in the 2015 2020 period.
There are two sets of cattle yards.
Carrying Capacity: Redrock consistently runs around 2500-3000 mixed cattle with the vendors estimate of carrying capacity at 2650AE.
Livestock included:  A good quality Brahman cross herd is included in the sale of the property.
    TOTAL = 1870 head + progeny & bulls.
    Plant & Machinery: Contact Agent
Agent Comment: Redrock Station is a well-respected, capable cattle property. It could be retained as-is or, with further fencing, water and stylo seeding, the property has production upside. The diversity of soil types, strong pastures and browse make this a safe breeding enterprise. The property is ideally located, within a predictable rainfall climate, to provide a reliable cattle turnoff to live export, meatworks or a fattening property.
