The first area settled north west of Ouse in the 1830?s, Bronte is Highlands grazing country at its best. The land is open, yet sheltered, the soils are deep and fertile and the 934 mm (36-37 inch) annual rainfall is evenly spread throughout the year. To see the property green in late December 2015 was a testament to the reliability of the Bronte Park area. The fact the property ran is still running 150 cows after the worst spring summer season for thirty years without any supplementary feeding proves the property can normally run 200plus cows. Many farmers sold all their cattle with the season and lack of hay.
This property has over 300ha of marsh in a sheltered valley running north-south. A convict dug drain runs through the centre of the property, either side of which are wide open tussock grasslands with deep fertile soils. The reliable rainfall, numerous springs and a large catchment area keep the central drain full all year round. The combination of relatively flat, sheltered expanses combined with reliable water from leakage in the Bronte Hydro Canal, give rise to the potential to develop irrigation on the property if desired and provides ample stock water without having to check troughs. .
Currently, Bronte is divided into three main paddocks with an additional small, multi-purpose paddock on the Southern end. The country is nicely balanced with low marsh areas for summer grazing and undulating hills that provide dry, sheltered ground for spring calving. The mix of improved pastures and native grasses across the landscape also make it a well balanced property. The property would be ideal to compliment a large more drought prone property.
The Lyell Highway, Marlborough Rd and the Bronte Canal road comprise the entire boundary of the property making access to stock and fences easy. Unlike most Lake Country properties, there aren?t kilometres of inaccessible bush fencing to maintain. In fact the Bronte Canal represents Approx. 45% of the boundary and there are no adjoining farms.
Improvements include substantial cattle yards and a 92 m2 shack with wood heater and kitchen area. There are two new 22,000 litre fresh water tanks and 50mm poly pipeline nearly ready to service the yards and accommodation.
The current owners are utilising the block to run 200+ Angus breeding cows aged 4-8 years which will also be available for sale to the successful purchaser at valuation. This easy care property consistently produces high quality Autumn vealers with no feed supplementation. The shelter from the north south ridge and native bushes would also make the property suitable for running crossbred ewes as they seem to cope with winter snows better than cattle.There is huge scope for increased production by using rotational grazing, more superphosphate or ploughing and sowing down.
Because of its close proximity to World Heritage listed National Parks, white water slalom kayaking and renowned trout fishing lakes it offers the added opportunity to act as a base for both the active sportsmen and wilderness experiences. In addition, Derwent Bridge, Lake St Clair and the start of the Overland Track are within an easy half hour drive. In fact the property has road access to excellent sight fishing in the Bronte Canal. Bronte Lagoon pictured is only a few metres (across the Lyell Highway) from the southern end of the property.
