Terinallum - A Western District Icon
One of the most historically significant and striking broad scale rural properties in Victoria’s Western District.
Terinallum is a 3,240 hectares (8,000 acre) property located near Darlington and presents a rare blend of Western District pastoral history and modern day grazing and cropping efficiencies underpinned by a high quality substantial underground spring water supply.
Terinallum offers productive versatility of fat lambs, wool production, beef and cropping in an area highly regarded for its reliable seasons. The property is considered to have an arable area in excess of 70%, and a carrying capacity of approximately 50,000 DSE.
The historic holding was originally settled by the Clyde Company in 1846, is well located with 24 kilometres of frontage to Mount Emu Creek. The property comprises a magnificent homestead surrounded by professionally designed gardens which consistently featured in the ‘Open Garden Scheme’.
In 1850 Clyde Company constructed a 12-stand historic woolshed with substantial wool room and capacity to hold 2,500 woollies.
The stunning 900 square metre, six-bedroom homestead is prominently positioned amidst three hectares of landscaped gardens with established English trees and sweeping lawns to the Mount Emu Creek. It also features dry stone walls, an 80m wisteria walk, a reflection pool, swimming pool, tennis court, croquet lawn and hothouse.
Additional improvements include two newly renovated Bluestone cottages providing quality guest accommodation, a brick four bedroom managers residence, gardeners cottage, overseers cottage and shearers quarters. Substantial undercover cattle yards, machinery and hay shedding, stables and ancillary buildings.
Reliably watered by natural springs, the property has been astutely developed with centre pivot irrigation enabling Lucerne and fodder production supporting 17,000 sheep (including lambs), 550 hectares of winter crop and up to 500 dairy agistment cattle per year.
Fenced into 60 paddocks, with a central laneway system and formed roads throughout the property, stock movement is fluent and efficient.
The high quality, relatively young cross bred sheep breeding flock offers exceptional mothering ability, high growth rates and lambing percentages; while the highly responsive lunette soils are consistently productive and versatile. There is also an established olive orchard on the property.
Soils comprise a combination of sought after dark alluvial loams and well drained volcanic basalt plains, with the cropping land typically supported by 600mm rainfall zones.
Terinallum is offered on a walk-in-walk out basis including all livestock, plant and equipment.
Inspections are strictly by appointment with the agent.
Terinallum is for sale by International Expressions of Interest closing 30 November at 5.00pm (AEDT) at the office of Colliers International, Level 30, 367 Collins Street, Melbourne, Victoria 3000, Australia.
