Rare industrial subdivision opportunity
The subject holding consists of a 22.16ha (approx.) industrial site with two existing industrial buildings along with other substantial infrastructure such as internal roads and services. The Oral Care Building totals 6,823m²* of factory/warehouse and offices, whilst the Fabric Care Building is 5,933m²* in total.
Lot 2 consists of a 22.16ha* industrial site that houses various manufacturing facilities of the vendor, Colgate-Palmolive.
The land sits within the ‘Medium Impact Industry’ zone under the Gold Coast City Council’s new 'City Plan'. This allows for industry, warehousing, storage and a variety of other industrial uses, as self-assessable (subject to complying with relevant planning codes).
The property is located in the City of Gold Coast which is the sixth largest city in Australia, with a permanent population of some 500,000 people. The Gold Coast is the second largest city in the State of Queensland and is located only 67km from the state capital of Brisbane.
The site is centrally located in the suburb of Arundel, approximately 6km north-west of the city’s CBD of Southport. Arundel is home to one of the Gold Coast’s largest industrial and commercial precincts and includes extensive industrial activity and in recent years has become home to many showroom and bulky goods retailers along the Brisbane Road area. The regional shopping centre, Harbour Town, is approximately 2.2km to the east of the site and provides all amenities and services expected at a major centre.
As a result of Colgate relocating part of their operations in 2006, and subsequently selling the laundry label brands in 2015, the company has decided to divest of this substantial holding.
Subdivision approval of the total 22.16ha site in to two lots was granted by the Gold Coast City Council in 2009, however the subdivision has not yet been undertaken.
As the property is substantially under developed, this offering provides an ideal opportunity for large owner-occupiers, developers or investors looking to expand the building footprint over the site or further subdivide the land into smaller lots (subject to council approval).
An information memorandum is available upon request, with a further due diligence package also available to prospective buyers.
Expressions of Interest close at 4pm (AEST) Friday 6 May 2016.
