A golden opportunity to purchase the only successfully producing truffle orchard in the area
Snowy Mountains Truffle Orchard grows cool climate Black Truffles which are highly suited to the areas extreme elements consisting of cold winters with abundant frosts and warm summers. They grow on the roots of certain inoculated host trees under the ground and need to be detected by highly trained dogs.
All of the hard work has been done. Preparing the soil for some months, sourcing inoculated seedlings, installing a tank and irrigation, erecting an 8ft high fence and finally in the spring of 2007, planted 800 tiny oak trees. The orchard has grown according to plan with production commencing in 2013 and developed exponentially year on year. Winter being the harvest time coincides perfectly with high demand at local restaurants during the ski season.
The property comprises over 80Ha (200 acres) of natural Australian Alpine Country in a highly desirable, tightly held area with Alpine Way frontage. Only 6km from Jindabyne and minutes from Wild Brumby Distillery and Crackenback Valley tourism precinct this wonderful setting offers several potential house sites with lake or snowy mountain views. There is 3.2 kilometres of electric fencing, broken into six paddocks all with water, 3 dams and Wollondibby Creek frontage. Phone and power is available and a heritage listed cottage that is not habitable at the present time but this heritage listing provides an additional building entitlement (since 2014 rural properties with building entitlement are allowed dual occupancy, subject of course to council approval).
Ashfield is also currently the home of Crackenback Highland Cattle and if a buyer wishes some of the herd could be purchased for this continued usage. Scottish Highland Cattle come from The Highlands in Scotland, an area incredibly similar to The Snowy Mountains in climate and topography. These highland cattle are all registered with good temperaments and accustomed to being handled. They come when called and even know their names, not to mention loving to be brushed.
This magnificent property represents a great opportunity to own a private and pristine piece of the Snowy Mountains situated on the Alpine Way within close proximity to Australia?s best Ski resorts. DUE TO HIGH DEMAND. EXPRESSIONS OF INTEREST WILL CLOSE FRIDAY 28TH OCTOBER 2016.
