The Business
The business was first established in 2003 with the conversion of the original coach house into a B&B. The rest of the current accommodation building was added in 2005. The business has been operating successfully since then with adjusted occupancy averages of 60% throughout the year (up to 90% in summer). The main customer base is local industry representatives, relatives and friends of locals and domestic and international tourists, with retirees in the majority. In addition, Walton House frequently hosts wedding guests attending the nearby Home Hill winery. The business enjoys a very high reputation with excellent online reviews (it is no 1 on TripAdvisor and Booking.com) and receives repeat customers and frequent referrals. In fact, it is the only 4.5 star-rated B&B in the Huon Valley region. It is easily run by a couple with no need for employees. Turnover has been consistent over the years with current levels of $65k per annum expected to improve due to a recent increase in Tariffs and a growing number of inbound Chinese visitors to the area.
The Location
The property is in Huonville, a historic town (circa 1891) on the banks of the tranquil Huon River in the south-east coast of Tasmania. It is on the Huon Highway 38 km south of Hobart in the heart of the tourist destination of the Huon Valley on the edge of the south-west wilderness among fruit orchards, vineyards, fish farms and the peaks of the Tasmanian Wilderness World Heritage Area which makes it an ideal base for exploring Tasmania's dazzling far south. The area is well known for its scenic beauty, fresh produce and history as one of Australia's biggest apple producing region. The town is on the Huon Trail which leads to major tourist destinations such as the Tahune Airwalk, Thermal Springs, Hastings Cave and the Cygnet Art Trail. The Huon River and the nearby beautiful D'entrecasteaux Channel are popular fishing and boating areas.
