Vineyard Investment

    LOCATION
    The subject property is located approximately 1.5 kilometres south of Lyndoch, located within the Barossa Valley wine region. Lyndoch is situated on the Barossa Valley Highway, a main tourist route and is approximately 58 kilometres North East of Adelaide via Main North Road.

    More particularly the vineyard is located on either side of Lyndoch Valley Road (Lyndoch-Williamstown Road) in multiple land parcels. The larger land parcel (Piece 26 and Allotment 23) is positioned on the eastern side of the road and the remainder (Piece 27) directly adjacent on the western side. The eastern parcel of land has a secondary road frontage to Gerry Semmler Road at its southern boundary.

    In terms of viticulture the Barossa Valley is the premier wine and grape growing district within South Australia and arguably Australia.

    IMPROVEMENTS
    Residence (Allotment 23)

    This building comprises a circa 1950's character stone fronted dwelling with a terracotta tiled roof, timber window frames on concrete footings. Other improvements on the property include a single iron garage and landscaped gardens. There is a Periodic Tenancy Agreement in place, $130 per week.

    Former Winery/Storage Facility

    The approximate gross building area is 1,652sqm. The building occupies two main areas. The original high clearance space has an area of around 650 square metres and the addition columned space has an area of around 1,002 square metres.
    The building is of timber framed construction with galvanised iron walls and roof. The larger portion of the building has wooden internal support beams together with large concrete tanks which make up a big portion of the area.
    The building has vehicular access via a large high clearance roller door on the southern elevation. Three phase power is connected to the building and fixed fluorescent lights are installed.

    Implement Shed

    The approximate building area to be 145 square metres. The building is of steel frame construction with galvanised iron walls and roof and concrete flooring. The building has approximately 4 metres of clearance and is accessed via sliding doors on the southern elevation.

    'Atco' Style Office

    The approximate building area is 27sqm. The office comprises galvanised iron exterior cladding and timber panel internal walls together with a metal deck verandah. The office is disposed as a single room with a kitchenette at one end.

    Irrigation Office

    Approximate building area is 17sqm. The building comprises rendered brick walls and a galvanised iron roof.

    Original Machinery Shed (Lyndale Winery)

    The approximate building area is 224sqm. The building is in original condition and is constructed with brick and stone walls which have been rendered in some sections, galvanised iron roofing and a concrete/stone floor. The building is listed on the local heritage register.

    Chemical Sheds

    The approximate building area is 97sqm for the main chemical shed. The building is of steel framed construction with metal deck walls and roof with a concrete floor. The building is fully concrete bunded and incorporates a 6 by 6.2 metre machinery wash down bay and two lockable chemical storage cages. The bay floor is drained and profiled and feeds a concrete sump in the event of spills.
    There is an additional smaller low clearance chemical storage shed with an approximate building area of 15sqm. The building is of steel framed construction with metal deck walls and roof and concrete flooring.

    PLANTINGS
    The vineyard has been developed to a high standard with high quality material used in the construction. Trellising is constructed with treated end and intermediate posts, with some boxed end timber assemblies. The majority of the vineyard is trained onto a single cordon wire with a top catch wire fitted. Some of the blocks for both varietals are configured onto double cordons.

    The majority of the vineyard has buried drippers and where the drippers are above ground they are tensioned onto a low-set wire.

    PRODUCTION
    Fruit produced from the property is utilised in the Jacob's Creek range of wines. (refer production table image)

    SUMMARY
    The subject property known as Jacob's Creek's Lyndoch vineyard has been developed to a very high standard.
    The property incorporates the Lilydale Winery which is listed on the Local Heritage Register.
    The dwelling contained on Allotment 23 is tenanted to a third party on a periodic tenancy agreement.
    The subject property sources water from an onsite bore and the Barossa Infrastructure Limited (BIL) Scheme. In addition bore water licence 4030 is attached to the subject land and allows 34.40 megalitres of water to be taken in an irrigation year.
    The property has a total allocation of 68.40 megalitres which provides approximately 2.00 megalitres of water per hectare, which is ample supply for the site.
    The Barossa Valley is a premium wine region located approximately one hours drive north east of Adelaide.
    The Barossa Valley GI has not seen any large scale divestments from multinational wine companies like Eden Valley, Clare Valley and McLaren Vale GI's to name a few. Possible reasons for this are the Barossa Valley is viewed as a major wine industry hub for Australia, with all the large players having a footprint in the region. Wines produced in the region have a world class reputation with assets in the region considered to be prime Australian wine industry assets.
