Kilmarnock | Cotton, Grain & Cattle on the Border Rivers of Queensland
“Kilmarnock” is located approximately 12km south of Toobeah, and approximately 45km west of Goondiwindi in the Border Rivers region of southern Queensland.
The property boasts easy and direct access from Toobeah by the bitumen-sealed South Toobeah Road.
The level topography assists all operations on the farm while gently undulating territory reflects the position of the property within the floodplains of the Macintyre River, located 5km to the south.
“Kilmarnock” also benefits from being within the floodplains of the Callandoon Branch of the Macintyre River. The Callandoon Branch forms part of the northern boundary and dissects the northern parts of the property.
Land types are predominantly described as coolibah floodplains with a small area of deep sands to the south eastern parts of the property. Soils associated with coolibah floodplains are generally self-mulching deep dark to grey cracking clays suitable for a wide variety of uses but generally developed to irrigated and dryland cropping in the Border Rivers region. The sandy soils are described as deep red to yellow brown sands and are not fully developed at “Kilmarnock”, but are suitable for grazing and potentially horticulture with irrigation.
“Kilmarnock” has been beautifully developed to a total of 623.40ha of irrigation area, the majority of which (510.60ha) is protected and laser levelled. The irrigation land is supported by a supplemented allocation of 486ML, and two un-supplemented allocations totalling 544ML. The irrigation area also benefits from a 25 hectare area licence and Overland Flow licences. In addition to these licences and over-land flow, "Kilmarnock" enjoys further pumping rights when Goondiwindi's flood gauge exceeds 5m and 6m respectively. Fully outlined in the info pack.
The dryland cultivation comprises 616 hectares in 16 fields with the remainder of the property comprising grazing and support land.
Structural improvements include a two storey homestead, managers dwelling, cottage, machinery shed/workshop, field shed, storage sheds, carports, silos, cattle yards and sundry rural shedding.
