PIGGERY
Arguably this property is one of the oldest certified piggeries in the Murgon district, with evidence of the old original timber yards and sheds from the early days. Since then, these structures have made way for more modern buildings with the ability and capacity to grow out 1,500 SPU from weaners to finished animals.

WATER
A major feature of this property is the water frontage and access to Barambah Creek. The creek skirts along the eastern & southern edges of the property creating a natural boundary. The property comes with a 40ML irrigation licence, plus a 9ML stock & domestic licence. A submersible pump on mains power with timer switch transfers water up to two tanks which feed the piggery and livestock troughs. There is approx. 400m of new blue line pipe installed.

The Barambah creek itself is around 7-8m deep.

INFRASTRUCTURE
The timber Queenslander is a practical home with main bedroom, sleep out (or office), bathroom, separate lounge and dining/kitchen combined on polished floorboards upstairs. Downstairs is all open space concrete floor with two bedrooms plus bathroom and bar area. There are two rainwater tanks, 5 bay workshop/vehicle shed and timber cattle yards.

TOURISM POTENTIAL
Rock escarpments, deep water holes and a camping area amongst gum trees set an amazing chance for someone to capitalise on this feature. The Rail Trail from Kilkivan to Kingaroy runs right alongside with bike riders from all over the country using this facility. This camping area could be used to catch that passing trade for an overnight stay or create a low key camping area for longer stays (STCA).

COUNTRY
Ironbark country, native and improved pastures running down to more loam soil on the creek flat where 13 acres can be cultivated and watered with a hydrant. This flat has grown good barley in the past.
The property typically will run 30-40 cows and put weight on cattle.
Further potential lies near the house where there is suitable land and soil to plant avocado trees on a gentle contoured slope.
