The Offer

On offer for sale are the freehold of a purpose-built guest lodge and its well-established Bed and Breakfast business inclusive of forward bookings, the website, the trading name and the furnishings of the five themed guest rooms along with some of the main house content.

The Property

The property is a short distance from the centre of the beautiful Southern Highlands village of Bundanoon, known as the northern gateway to Morton National Park.
The improvements consist of a two-level guest lodge with an attractive porte-cochere, extensively covered balconies and outdoor decking and a stand- alone three roller door garage/workshop of substantial size, all on manicured grounds of approx. 1.5 acres (6242 sq. m) with access via a charming tree-lined long driveway.

The house benefited from major renovations and upgrades since 2011 and is now in excellent condition internally and externally with ducted heating throughout. It is designed to provide privacy to guests and owners with a separate guest accommodation wing which guests access from an impressive and welcoming entry foyer with a large stone fireplace and a library.

The guest wing comprises of five themed and spacious guestrooms, all with kitchenette and ensuite bathrooms (two with spa baths). Each of the tastefully decorated rooms has direct access to the East facing balcony, which provides the guests private access to their comfortable guestroom as well as a very pleasant outdoor seating area overlooking the front garden. The rooms are well equipped with flat screen TVs, DVDs and CD players, microwave, mini-fridges and sitting areas.

The main part of the house comprises of a large lounge area with a cosy fireplace and a dining area that opens up to covered outdoor decking, a bright and airy rumpus room, and an open plan modern kitchen with adjacent breakfast area that opens up to a delightful outside patio. There is also a sizable study/office, a nice bathroom, a laundry and a small size bedroom with backyard access (currently used for family guests).

Upstairs there is an owner's private retreat with a spacious lounge room, a modern bathroom, an open plan kitchen and dining with family living and a big master bedroom with ensuite and walk-in robe. There is access from every room to an extended balcony that provides beautiful views of the surrounding areas and a lovely spot for morning or afternoon tea with family and friends (the human or feathered kind). There are plenty of storage cupboards throughout the house and ample attic storage. Note that the property is connected to town water, sewerage and gas and has good internet reception.

The Business

Bundanoon Lodge enjoys repeat business and an excellent reputation for high-quality accommodation. It won awards including the best property in the Southern Highland from TriVaGo in 2014 and a multitude of Certificates of Excellence from TripAdvisor. It is currently in the number one position for BnBs in Bundanoon based on overwhelmingly excellent reviews from past guests across the web. The Lodge has rated four stars and is a comfortable, well-appointed and pet-friendly lodge with parking, Wi-Fi and breakfast included in the nightly rate (we note however that the rooms are self-contained). The available guestrooms cater for couples, small families or groups of friends with the availability of various bedding configuration options in most rooms allowing up to 15 guests at any one time. Nightly rates for two guests range from $125-$170 mid-week to $190-$250 on weekends producing a healthy turnover in FY 2014/2015 of approx. $143k per annum with adjusted profits of $59k.

The Location

The charming country village of Bundanoon is in the Southern Highlands about half way between Sydney and Canberra and about an hour from Wollongong. It is an easy drive (under 1.5 hrs) south of Sydney on the Hume Highway (F5), just past Bowral and Mittagong near the villages of Sutton Forrest and Exeter. It is also on the main south train line connecting Bundanoon with Moss Vale, Campbelltown and Sydney Central as well as Goulburn, Canberra and Griffith.
Bundy, as the locals call it, has retained its old world charm and connection with the natural beauty of the surrounding national park. Popular since the 1920s as a tourist destination, the village has fine old guesthouses, an excellent health retreat, cafes and antique dealers. It also has an active community and popular annual events such as Brigadoon, the Scottish themed event that attracts more than 10,000 visitors every April, the Bundanoon Garden Ramble held in October and the Camelbak Highland Fling, Australia's largest mountain biking event.
The village sits at the edge of the great Morton National Park, one of NSW's most major parks (162,000 ha). The park is a year-round drawcard and features rugged sandstone cliffs; sandstone grottos (including the famous Glow-Worm Glen) lush, well-forested valleys; impressive waterfalls and several rivers. There are over 14 different walks for all levels, from easy to very challenging, and numerous cycling routes for visitors to enjoy fresh air, a diversity of flora and fauna and abundant wildlife.

The local amenities include five clubs, a post office, a swimming pool and four churches of different denominations. There are also nine parks, a primary school, a chemist, a medical centre, a news agency and several shops and cafes.

The lodge is impressive. It is in a quiet area close to town and the train station, in a lush garden environment with mature trees that display an incredible rainbow of colours throughout the seasons.
