The secure 12,250-square-metre site, just a few minutes’ drive into town, is occupied under a long-term leasehold land lease, with buildings and structures available to purchase.
Interested buyers may be able to negotiate a new 25-year lease with the landlord.
The property supports the logistics needs of the region’s mining, sugar, and general industrial sectors, with an opportunity for expansion.
Mackay is one of Australia’s largest sugar-producing regions and a critical service hub for the nearby Bowen Basin, one of the world’s richest coal reserves. Yet, it is also just moments from stunning beaches and yachts dancing on the shore.
Due to strict regulatory, safety, and zoning requirements, facilities approved to handle dangerous goods in Mackay – or anywhere in Queensland – are relatively difficult to find.

The property is for sale via an expressions-of-interest campaign through Morgan Business Sales’ Michelle Wright.
Wright says the property has attracted significant interest, particularly from strategic acquirers and private investors in agriculture, mining, transport, and logistics.
“It’s a great opportunity for anybody who is interested in dangerous goods, because there are two warehouses – one’s dangerous goods and the other is general goods. And there’s also a great amount of space out the back,” she says.
“A buyer could actually come in and build additional warehousing if that suited them, or they could use the spare land for another purpose, like more storage.”
The owner of the business – who wishes to remain private – says it’s not common to find others with this licence in the area, Wright adds.
The Port of Mackay, 30 minutes away by car, handles grains and sugar, whereas coal is distributed at another site, the Port of Hay Point, about 40 minutes away.
Mackay Airport is a 20-minute drive from the warehouse, whereas the Mackay Marina Village and Shipyard is just a few minutes away.
Mackay, located about halfway between Townsville and Rockhampton, also boasts natural beauty with beaches and wildlife and acts as a gateway to the Whitsundays and Great Barrier Reef.
