A former Art Deco State Bank turned into a bar, The St Kilda Branch has been transformed so that is an elegant, eclectic retro bar & restaurant. It's hard to miss the venue situated at the Barkly Street end of Acland Street. Essentially this is a place for brunching, late lunching or partaking in a quiet pre "hit the town" drink. St Kilda Branch is also an 'old fave' amongst the afternoon sun seekers as seating outside provides a perfect viewpoint of the crowds wandering down Acland Street.
As you approach the venue you see the large amount of external seating for twenty. Inside you will find a stone feature wall, a couch or two and quite a large room full of wooden chairs and tables with large panelled windows.
It's a popular place with the locals as it's hassle free, with friendly bar staff. Just inside the front door there is a booth area tucked away that is an ideal place for a small group that want the ambiance but a little more privacy.
The bar is all down one side of the venue giving maximum exposure to enable the patrons to quickly grab a drink. The fully fitted commercial kitchen is behind it. The toilets, coolroom and a storage room are upstairs and a small office is opposite the bar entrance.
With only two years left on the lease the landlord is prepared to give a brand new lease, with the new tenant negotiating the length and number of terms up to a total lease length of fifteen years. Rent will be $2,500 a week including GST. All fixtures and fittings are included in the sale
The venue is run under management at the moment and still making a good profit. It can be run as such but is probably better suited to an owner operator that wants to take over a vibrant, busy St Kilda venue. There are a full set of books available showing average weekly takings of $20k that justify the vendor asking for offers in the region of $150,000 (PRICE REDUCTION) for this exclusively listed venue.
