The Alley Lounge and Nightclub in Sunbury is how a club should be run. It has the feeling of a lounge bar and the electric atmosphere of an inviting club. The team behind the venue have created a fantastic product, producing a club that has a great reputation both online and by local word of mouth.
It's clean, well maintained, great sound system and decor, has excellent social media traffic and is consistently busy because it offers stunning entertainment and brings Melbourne's finest DJ'S and bands to the booming north western suburbs, producing regular patronages locally as well as many who come from miles around to have a great night out at this hidden gem, which is the only late-night venue in the town.
As you would expect from the name, you head in to The Alley Lounge via the alley at the rear of the venue, journeying up the stairs past the enclosed outdoor smoking area. Then in past the cloak room and friendly door staff it opens up to the large open plan club, that feels like you are stepping into a hidden attic. There is an oval shaped island bar in the centre of the venue with 4 touch screen register stations, which give a fast turnaround of drinks to patrons.
There are private booths for groups, a small VIP area by the dance floor and a large DJ stage setup that looks down on the large dance floor and finally a stage for live bands or alternatively a private seating area. The layout is very simple and effective with one purpose; to be an efficient, easy to manage club.
The Alley has a very impressive lease of 23 years and rent of under $700 a week which is almost unheard of for a Bar/club. It has a late night on premises licence 8pm till 3am Thurs/Fri/Sat with a capacity of 300. There is a detailed fixture and fittings list including the big-ticket items such as, the glycol beer system, lights and leased sound equipment.
So everything has been done by the present owners which means minimal risk for any owner operator that takes over. Due to its simplicity & low hours it would ideally suit entry level owner operators, or a promoter that wants their own venue, or someone just wanting to run a venue at the weekend. A helpful handover by the present team will be provided to give the new owners the best possible start.
There are books that show all the expenditure, but it is a club and so other aspects are more of a guide.
