The New Yorker - 1p4533
So a couple of years ago some musicians fed up with the lack of decent venues decided to set up their own. A live music venue for them to play and then attract many other like minded musicians to the place. What started as a hobby and place to relax and play has expanded in to a full time business. So the problem is that the owners all have full time jobs and so need to hand over the venue to some one that can take it on and keep up their great work.
You'll find the recently rebranded and refurbished New Yorker on the main street in Lilydale. It is always busy as there is no other live music venue for at least another 20 kms in any direction. You head in past the front desk and into various tables and comfortable seating. The venue used to be a bank so the wine cellar and stock is kept in a massive walk in safe behind the front desk. Then it is on the dance floor past the stage and to the bar. Behind the bar is a small kitchenette used to prepare finger food. To the rear of the venue there are steps down into a basement with the rear access to the venue and storage. There is a large carpark behind the building so no issues for those driving to the venue. It is obvious that musicians designed the venue as the whole top floor is the "Green Room" with beer fridge, sofas and it own toilets. Those playing at the venue love it.
The most unique aspect is that the venue has its own online, mobile friendly ticketing system. Again designed by the vendors to help bands sell tickets without having to pay huge fees to the bigger ticket agencies. The system gives live reporting of the number of tickets sold, who they are for and the money is received upon the ticket being ordered. The system is outstanding. Inside the venue everything is in excellent condition and with an extensive asset list included in the sale and this also has all the sound and lighting equipment on it.
The New Yorker has an on premises licence until 1am with a capacity of 100. There are 8 years left on the lease made up of 3+5 with rent coming in at just under $1400 a week including GST. The venue really suits an owner operator as it has out grown being run part time. The New Yorker has a great reputation as a live music venue, has had some awesome acts recently and goes from strength to strength. There are books showing that the venue is making a profit but the vendors are only asking offers in the region of $90,000 for this exclusively listed live music venue.
