The retail part of the business enables customers to purchase roasted coffee beans and teas to take home. As well as a range of coffee machines, syrups, powders, thermal mugs, ceramic coffee cups and other merchandise.
The simplicity of the business is enhanced by the successful use of double-sided paper cups and plastic spoons & forks and a self-service system for adding sugar etc. Table service provided. The shop is fitted out in the standard Gloria Jeans café shop style.

Description of Premises
The premises have 180 degrees open air access to a main thoroughfare. Sunnybank Plaza is a busy, fully enclosed, single level small to medium sized shopping centre. The floor area of the premises is approximately 97 m2.
The major anchor tenants in the centre include Coles Supermarket, Kmart and Australia Post. Some of the nearby businesses to the premises, include: W Cosmetics, Halo Hair, Landmark Restaurant, Mr Curry, Chatime, Optus and Simmer Huang.
The area appears to be family orientated. There is wheel chair access and easy access for shoppers with trolleys and strollers. There is also ample parking which belongs to the centre. The centre is manned by security guards and there are security cameras throughout the centre.
The rent is approximately 2022 per week (including outgoings & excluding GST). The current lease was a 5 years lease, which commenced 08/2016. The lease is in the name of the franchisor and the vendor has a sub lease via the franchise agreement.

Gloria Jeans Coffees was established approximately 30 years ago and there are stores in over 20 countries around the globe. The group now boasts approximately 400 franchises Australia wide, and is fully Australian owned by Retail Food Group. Advertising and promotion, in which the Group engages, includes: radio advertising; posters; Television advertising, etc.
The franchise fees equate to 8% of gross turnover. These fees include royalties of 6% and a national advertising fee of 2%. The term of the franchise agreement lines up with the lease.
The store is currently run by the owner who works full time in the business. In addition, there are approximately 8 casual employees. All senior staff have a firm understanding of the store requirements and are responsible for stock rotation, stock re-ordering, cash-up at close of business and opening & closing security. The staff rostering function is performed by the owner.
The business trades 7 days per week. The trading hours are as follows:
