Acacia Downs is a well-known property in the Naracoorte district. The range of enterprises the property has successfully carried in recent decades is diverse and demonstrates the versatility and productive capacity of the land in this location.
The property is available either as a going concern dairy farm, walk-in walk-out with cattle and plant & equipment in-situ, or alternatively, the owner would be willing to transfer the herd and milking infrastructure and systems to another dairy development property in Victoria, should interested parties be interested in taking advantage of alternative farming pursuits such as fodder, horticulture and/or red meat and wool production.
In 2006 the farm was converted from a mixed farming and irrigation (horticulture) enterprise to a dairy enterprise to milk up to 850 cows. The farm’s development into a dairy farm was well planned, from the central positioning of the dairy shed to the fencing of paddocks as per soil types and topography for efficient agronomic maintenance and management.
The dairy shed (built 2006) incorporates an 80-unit Westfalia Metatron milking system, 40,000 litre milk vat, flood wash, five-way auto drafting system, computerised herd management system including conductivity metres, dairy office, managers office and staff room with shower and toilet.
The land at Acacia Downs comprises flat to very gently undulating country with loam and sandy loam over clay soils, ideal for the production of high-performance pastures. There are some small areas of swamp and vegetated land. The majority of the property has been delved, with clay spread to a rate of 250 tonne (approx.) per hectare.
Accommodation on the property is extensive and comprises a spacious and comfortable four bedroom Mt Gambier Stone homestead, a separate log cabin three bedroom home, two x one bedroom workers cottages, calf rearing sheds, implement shed, hay sheds, silos and a range of other sheds and sundry structures including feed storage and mixing area comprising six silos and associated milling equipment. There is a separate set of steel post and rail cattle yards with holding pens, circular yards, crush and loading ramp.
Water storage, pumping facilities and infrastructure for both livestock water and irrigation has been well developed and three recently refurbished centre pivot irrigators irrigate a total area of 173 hectares over 6 sites. The irrigation system is also capable of drawing from the effluent system to irrigate the paddocks.
The water entitlements for irrigation included in sale comprise 1005 megalitres made up of 863 megalitres of owned water and 142 megalitres of leased water.
