CBRE Agribusiness is pleased to present for sale the Nambrok Portfolio (the Portfolio), a large-scale and highly productive irrigated dairy portfolio located in the renowned Macalister Irrigation District.
The Portfolio includes two hubs covering an area of approximately 2,513 hectares (2,395* hectares freehold and 118* hectares leasehold) currently milking circa 5,000 cows, underpinned by significant Water Entitlements and on-farm water storages, outstanding operational infrastructure and extensively developed structural improvements.

NAMBROK:
A 1,690* hectare non-contiguous landholding, comprising 757* hectares of centre pivot irrigation, 568* hectares of flood irrigation and 115* hectares dryland production, with the balance comprising support areas (laneways, storage dams and improvements) and grazing. This is inclusive of 118* hectares of leasehold land.
WINNINDOO:
A 823* hectare non-contiguous landholding, comprising 334* hectares of centre pivot irrigation, 344* hectares of flood irrigation and 56* hectares dryland production, with the balance comprising support areas (laneways, storage dams and improvements) and grazing.
Highly reliable irrigation water, including 6,233* megalitres of High Reliability water, 2,486* megalitres of Low Reliability water entitlements, 649* megalitres of ground water supported by 7 storage dams with a total capacity of 1,760* megalitres.
Improved pastures (predominately rye grass and clover), fertile soil types and ideal climatic conditions with an average annual rainfall of 589* millimetres per annum (East Sale weather station).
Excellent operational infrastructure, including reticulated stock water to each paddock, central laneway system throughout and well-developed fencing infrastructure.
Structural improvements comprise 11 dairies and associated dairy infrastructure, numerous dwellings and further rural shedding.
Located in the renowned Central Gippsland region of south-east Victoria, an area benefited by excellent soil types, highly reliable annual rainfall and surface and ground water irrigation, making for prime dairy land.
