Advice to Renewal SA September 2015:
The City of Onkaparinga may consider some adjustment to the buffer area on merit where a development proposal can adequately address potential impacts likely to be generated from the proposed activity. Potential impacts may be addressed through a variety of mechanisms including:
design of buildings to ensure there are no external doors / windows on the southern face of buildings
installation of a sound attenuation wall / acoustic fence
locating industrial noise generating activities away from the rear of the allotment
planting additional landscaping to screen industrial buildings and structures from the view of neighbouring residential properties
To encourage ongoing proactive management of the landscaped buffer area, Council may also permit some limited social / passive recreation use of the buffer area (e.g. lawns, garden area, patio, gazebo, vegetable garden, etc.), where it can be demonstrated that the use is of a minor nature / scale and does not undermine the purpose of the buffer to provide a separation between industrial and residential activities.
