Area & Tenure: 97.94ha or 242 acres of which 94.56ha (233.6 acres) are cultivated on two freehold titles.
Services: Bitumen road frontage on two sides and also runs parallel to the Bruce Highway. Home Hill has a population of approximately 2500 with 2 primary schools, a high school, TAFE, hospital, ambulance, aged care facility, 6 churches, 2 banks, 2 supermarkets, Inkerman sugar mill, race course, caravan parks and swimming pool.
Soil: The soils are described as light cracking clay soils ranging to black loam. All the area has been laser levelled and is all flood irrigated. A drain runs through the centre of the farm which allows excellent drainage but also doubles as a recycle pit.
Water: There are 5 bores, a well, a recycle pump and an open water pump from nearby Iyah Creek. These are all on 3-phase power and are all interconnected so the fresh water can be mixed with the bore water creating an excellent mix for ground penetration. The water is delivered via plastic fluming and is set up so there are no cups to change while watering. Bores pump from about 60ft and are charged on $49/cultivated hectare with unlimited water and number of bores and the open water is charged at $5.40/ML. A new 15ML recycle pit is in the process of being constructed; this will collect runoff from the whole farm and will have an electric pump connected.
Improvements: There are no structural improvements on the property apart from the water delivery system.
Crop & Machinery: The cane crop is included and normally cuts between 8500-9000t, some of this has been forward sold.
