LARGE SCALE RENOWNED HORTON VALLEY

Belfield and the adjoining Riverstone are on either side of the Horton River in the renowned Horton Valley on the northern slopes of NSW. The opportunity presents Belfield (3321 hectares or 8206 acres) and the adjoining Riverstone (315 hectares or 777 acres) to be offered separately if not sold as a whole prior to auction, providing an extremely rare chance to acquire a large scale grazing operation in an extremely well regarded area.

Country: Belfield, being 3321 hectares or 8206 acres enjoys a 4km single frontage on the Horton River, with country ranging from highly productive creek flats and low rolling hills virtually all open with only shade timber of white and Yellow Box remaining, a large percentage of which is contoured and has been farmed in the past. It then rises some 350 meters to a plateau with heavy basalt soil types that is more heavily timbered with Stringy Bark, White Box and some Ironbark. Riverstone being 315 hectares or 777 acres enjoys similar productive creek flats, rising to timbered hill country to steeper areas.

Water: Water is a feature of the property with an average annual rainfall of 850mm, 4 km frontage to Horton river, 5 km double frontage to Noogera Creek, numerous deep earth dams, 4 of which are very large up to 18 meters deep. One large dam is equipped with a solar pump going to two elevated tanks, reticulating to an
extensive trough system throughout the property.

Improvements: Structural improvements include an outstanding set of all steel cattle yards with a fully covered working area including race, crush and calf cradle, an 8 way covered drafting pound, side load ramp and unloading dump. Water is connected and all served by cooler paddocks and laneway. Fencing is of a high standard throughout, with the majority of fences new or as new, being all steel posts and gates and mostly 4 barb and 3 plain wires. There is a second set of all steel cattle yards, a 4 stand electric shearing shed with steel sheep yards adjacent, a large 5 bay machinery/hay shed and a 4 bay enclosed workshop with service pit.

Accommodation: Homes on Belfield include 1x 4 bedroom 2 bathroom home being the main residence, and 1x 3 bedroom home, both being weatherboard as well as a two bedroom workers accommodation. Riverstone has a four bedroom older style weatherboard home with verandah on three sides. In addition, there is a federation brick home currently unoccupied which could potentially be renovated into a main homestead.

Comments: Having owned the property for the past 15 years, succession planning and a return to Queensland await the vendors having already purchased. Instructions are to sell the property, with all genuine interest welcomed. The property has enjoyed beneficial rainfall in recent weeks, and with an ability to further increase production, the sale of Belfield and Riverstone should be considered an outstanding opportunity in a safe and well regarded area.
