The Offer

On offer for sale as a going concern is the freehold of an architecturally designed eco-retreat and its well-established short stay accommodation business. The sale is inclusive of the furnishings of the cottages, an excellent website, two business names and an extensive list of inventory, plant and equipment making this offer outstanding value for money.

The Property

This rare property is on approx. 96 acres (approx. 39 hectares) parcel of land located just outside the township of Bulahdelah in a pristine area of national parks, tea tree lakes, giant sand dunes and unspoilt beaches. It is surrounded by the Myall Lakes National Park and is among the top ten eco resorts in Australia as well as being a dedicated wildlife refuge. It is a private nature-lover paradise of grassy flats, productive gardens, tall trees, ponds and bush valleys filled with wildlife.

The property was constructed by the current owners to ecologically sustainable principles without compromising quality. The improvements are substantial and include:

An exceptional main residence with a pool and a separate studio
A central reception and cafe building with a manager's apartment, a pool with a cabana, and large undercover storage and laundry area
Six large two-bedroom guest cottages
Three fully enclosed large sheds and one open shed for storage and machinery
Vegetable gardens, an orchard and a chook house
Grid interactive solar electricity system
An eco-friendly sewerage system

There is also a bore, two reservoirs and three dams to keep the property well supplied with water.

The main residence is positioned at a distance away from the resort area high on the hill capturing wonderful views of lake and ocean. The pavilion style home compliments and surpasses the design qualities of the resort inviting the outside in from all directions. It is approx. 450 sqm and consists of open plan living with 4 large bedrooms, a home office and a detached studio. The pool is surrounded by expansive verandahs and native gardens, which provide a number of delightful entertaining areas with great bush outlook.

The impressive reception building includes a kitchen, a dining area, a lounge area, two bathrooms, a loft and a self-contained one-bedroom apartment for the manager. There is also a pool, an inviting cabana and extensive decking that overlooks the garden below.

The glass and timber guest cottages are fully self-contained and have rainwater spas, log fires, full kitchens and wrap-around verandahs. Their sun drenched living areas provide spectacular 360 degree bush and valley views. They have a large downstairs master bedroom for two and a loft bedroom with a double bed and a single bed. Each cottage is positioned discretely within the foliage to ensure privacy.

The Business

The retreat business is well established. It has successfully traded since December 2002 and currently achieves turnover of approx. $233k per annum.

The retreat enjoys repeat business and a great reputation for high quality accommodation. It is rated 4 stars by Star Ratings Australia and caters for couples or small families with up to 4-5 guests per cottage (the largest cottage can accommodate 2 couples and 2 singles). It is rated no 1 on TripAdvisor for the Myall Lakes.

It is positioned as a luxury retreat for guests looking for relaxation and/or outdoor activities in a unique and pristine environment rich in wildlife. There are ample activities to choose from such as bushwalking, bike riding, swimming, kayaking, surfing, fishing, golf, diving, dolphin, whale and bird watching.

The current owners run the business with a distinct focus on the high season periods and weekends to maintain their chosen lifestyle. The occupancy during those times is approx. 85% and the full year occupancy is approx. 45%. There is room for growth for new operators willing to target the mid-week trade and the off peak season and to cater for family groups or special interest groups. There is also the opportunity to host multi-day seminars and events and to expand on the food offering.

The business is currently run with the help of long standing and local staff that are happy to stay on full time or part time basis if required.

The Location

Bombah Point is very well located just over 2.5 hours north of Sydney and 1 hour from Newcastle between the iconic holiday towns of Seal Rocks and Hawks Nest. It is on a tourist loop road that travels through Tea Gardens, Hawks Nest and the Myall Lakes National Park before re-joining the Pacific Highway at Bulahdelah. The retreat is only 6 km from the coastline and is surrounded by the national park and its protected coastal lake systems. The region is a popular destination for tourists all year and has a lot to offer visitors.

Agent's Opinion:

This fabulous and rare property is set in a spectacular area. The architecture is memorable and the interior of the buildings is bright and airy. The cottages are appealing and inviting. The infrastructure and the inclusions mean that the asking price is substantially below replacement value offering the astute buyer a golden opportunity. The business is easy to run and offers a great lifestyle with a number of possible models from a fully managed model to a full time hands-on model. This opportunity would suit a couple looking to enjoy a stress free life close to nature or a special interest group looking for fantastic infrastructure in a delightful ecologically sustainable setting.
