In storage there is a pizza oven, chicken rotisserie, bain-marie & a second fryer as need arises. Café dining room has a gas heater and internal conveniences. The café also retails crystals, fossils, souvenirs, craft and occasionally gourmet pantry items. WiFi has been available in the past and we have also sold Historic Site tickets in the past. There is a double bus bay right in front of the property plus more than 20 car spaces front/rear.
SHOP liquor licensed for takeaway alcohol plus tobacco license and ATM, all popular with visitors staying overnight. Perishables never go out of date with the cafe utilizing items as they approach use by. Last summer we leased out a small space, with its own external entrance, as a pop-up-shop for the summer months. A low removable internal partition was made to facilitate this periodic lease possibility. This year the space is Trash & Treasure with internal entrance, the space could be utilized in any number of ways in the future, apparel, tackle, gifts, tasting room, artisan gallery, honey shop, possible uses to encourage tourist stops are endless.
SUBDIVIDE internal walkway between cafe and shop may be closed should the idea of leasing out one or the other appeal. The shop is wired with two circuits allowing division with separate metres. Property is cleared with two street frontages, extensive enough for development, subdivide or dwelling. There are 4 Telstra connections, town water and sewerage connection. All neighbouring properties remain undeveloped. Importantly, property sits outside the World Heritage "buffer zone" allowing easier development.
PORT ARTHUR is Tasmania's most popular tourist destination and in 2014/15 the Historic Site recorded its largest visitation 272,653 day & 34,097 evening visitors, it also won the 2015 Best Australian Tourist Attraction Award. Government owned it advertises and promotes relentlessly. Pennicott Wilderness Journey's-Tasman Island Cruises is also a tourism powerhouse with more than 24 major tourism awards. It's founder now sits on the Tasmanian Tourism Board. Tasmanian Parks and Wildlife's exciting tourism venture, the Three Capes Track opened late last year attracting national and international walkers. Again, more good government promotion. Cruise ship visitation to Port Arthur will triple this coming season with 22 ships booked. The popular Tasmanian Devil Un-Zoo just 10 mins away.
