• Rental: $320,000.00 pa rental adjustments to be set at 2.5% per annum or CPI whichever is the greater.
• Lease Term: 3 3 3.
• Rental includes: GST, Land tax and Council rates only. Water rates and all other utilities costs are excluded and will remain the responsibility of the tenant.
• Equipment used for the current operation of the hostel: beds, sheets, vending machines, fridges etc. are included and are to be replaced or repaired as required at the end of any lease period.
• The lease is to be established on the basis that it is the tenant’s responsibility to fully repair and insure the premises.
• A bank guarantee equal to six months rental would be required.
• The lease would include a "first right to purchase clause" in favour of the tenant if the property was offered for sale at any time during the lease period.
