"The subject property comprises an office workshop situated in the Adelaide Hills suburb of Crafers.
The premises is of a good standard internally, but modest standard externally.
The property is located in an industrial area which is considered a secondary industrial location but enjoys strong demand as it is very tightly held.
The unimproved land value of the subject property assessed by the Department of Environment and Natural Resources effective as at 1 July 2015 for local authority rating and land tax purposes are $210,000. The capital value has been assessed at the same date as $250,000.
The subject property is located at the eastern fringe of the Adelaide Hills township of Crafers, some 12 kilometres south east of the Adelaide GPO. More particularly the property is situated on the southern side of Piccadilly Road.
