AUCTION "CHICONI'S" PEAKVALE RD CLERMONT

"Chiconi's" is located 17km South West of Clermont via the Peakvale Road, 15.5km of sealed bitumen.

COUNTRY:
"Chiconi's" is predominately undulating developed scrub country with pockets of ironbark & rosewood intentionally left on the Northern end of the property for future posts & timber. There is a small area of black soil on the Southern end, the balance being fertile creek flats along Brewery, Sandy & Douglas creeks.

Approx 214 hectares (530 acres) was selectively treated across all paddocks (except Percy's Paddock) with Graslan in 2020.

Black soil areas on the Southern side of the Hillview Road in front paddock were air seeded in February 2021 with Biloela Bufffel, Silk Sorghum, Butterfly Pea & Desmanthus.

Buffel grass is the predominate grass on Chiconi's, native grasses include Black Spear & Forest Mitchell. There is Green Panic along creeks and Seca Stylo established throughout.

"Chiconi's" has been entirely destocked over the wet season & has an abundance of grass. 3 of 9 paddocks have been very lightly grazed since late March.

WATERS:
"Chiconi's" is watered by 3 dams, 1 bore, 1 well and seasonal holes in Brewery, Sandy & Douglas Creeks.

STOCKYARDS:
"Chiconi's" is serviced by a new steel stockyard constructed in 2020. The stockyards incorporate a 6 way pound draft, ground level loading ramp & additional wide loading/unloading ramp, under cover concreted working area with Breckon cattle crush mounted on new Tru-Test Scales with 3 way draft off the front of the head bale. Provision has been made to add a calf race & cradle in the under cover concreted working area.

FENCING:
"Chiconi's" is subdivided into 9 main grazing paddocks, 2 dam paddocks & laneway. The majority of internal fencing has been constructed new in the last 5 years, 3 & 4 barb on steel & timber posts. Boundary fencing 3 & 4 barb on steel & timber posts.
